Welcome to Closeaid. These Terms and Conditions apply to the entire website (closeaid.site) and all administrative closing services provided by Closeaid Pte Ltd. By accessing our services, you agree to these legal obligations.

1. Definitions

  • Client / You: The property buyer, seller, broker, or authorized agent utilizing our coordination platform.
  • Services: Reviewing transactional files, tracking deadlines, liaising with legal firms, and advising on key handovers.
  • UEN: Unique Entity Number of Closeaid Pte Ltd (Singapore registration 202488319K).

2. Professional Scope & Neutrality

Closeaid Pte Ltd is an administrative transaction coordination agency. We provide support, timeline auditing, and secure document alignment. We do not provide certified legal advice or formal tax counseling. All formal conveyancing documentation, escrow accounting, and court deeds are finalized by licensed, independent Singapore solicitors.

3. Responsibilities of the Client

The Client is solely responsible for providing true, current, and complete documents including authentic Option to Purchase agreements, identification documents, and financial loan letters. Closeaid cannot be held responsible for late filings caused by inaccurate documentation, omissions, or unresponsive third parties (such as banks or land registries).

4. Limitation of Liability

Closeaid manages transaction coordination with high diligence. However, to the maximum extent permitted under Singapore law, Closeaid Pte Ltd shall not be liable for indirect, consequential, or incidental losses, property devaluation, or missed transaction opportunities. Our total liability for any action is limited to the fee paid by the Client to Closeaid for the specific transaction.

5. Applicable Law and Competent Courts

These terms and conditions shall be governed by, interpreted, and construed in accordance with the laws of the Republic of Singapore. Any legal actions or disputes arising under these terms shall be subject to the exclusive jurisdiction of the Courts of Singapore.
